September Screening Tips – How to avoid bad applicants

I just spent an hour attempting to help a new landlord understand the screening process and talking with him about criteria and criminal history.

He is a new property owner and wants the “Perfect Applicant”. There are many applicants out there. Not many are perfect. But many are qualified to be a good tenant. So, here is my post with helpful hints for September.

Screening Tips

1.      Avoid Craigslist. I suggest Facebook Marketplace and Zillow.

(Watch out for Zillow’s “Screening Solution” which has mixed reviews.)

There are many other websites to explore, as well.

Yard signs also work well! Or take fliers for your property to your local school or hospital, or Fred Meyers and ask if one could be posted in the break room.

2.      In your advertisement, say “We will need to view Picture ID and a recent Pay Stub or proof of income.”

3.      In your advertisement, say “We use professional screening which checks Credit, Evictions and Criminal History”.

4.      Have a GOOD written screening Criteria that you send/give to the applicants BEFORE you send the application.

Have the applicant sign it or acknowledge, in writing, that they have read it.

5.      Only accept applications that are fully filled out, and if you can’t read something – ask the applicant.

6.      Make sure your rent is a little higher than the units available around yours.

Use rentometer.com or Zillow for comps

7.      Make sure your rental shows well. People are paying higher rents, and they want value.

8.      Don’t be rushed. If the applicant is in a big hurry, there is a reason.

9.      Call landlords and employers, and google the phone numbers AND check property tax assessor records to make sure you are calling the right person.

10.  Take your time, verify everything, and screen thoroughly.

I would also suggest that you use the most updated rental application and criteria form available. For these forms, login to your account on the WLA website and click on Forms>Tenant Screening Forms. 

Do not rely on some random form found on the Internet. You need forms specific to your state, which have the proper legal language.
